Expired Listings 101 

O.k....You're an expired listing...you had your home on the market for 90 to 180 days and for some reason it did not sell.  So....let's examine what the possibilities might be...naturally you think it was your realtor.  I just want to share with you that hundreds of realtors have expired listings and when they expire they list it with another realtor who puts in on the market and it sells in 3 days...well, if you had only waited another 3 days....it would have sold anyway.  All realtors experience this..it's part of the humble pie that we eat.  Everything is timing and everything in real estate depends on who is out there at this moment in time looking to buy a house like yours.   

Owners believe: 

1.  It's the realtor...they're not pushing it....wrong.

2.  There's not enough advertising...wrong.  I had a friend once who went to talk to the seller and he was right when he said "I don't care if you advertise this house on the Jay Leno show...if you don't price it right it won't sell."  He was correct.  No amount of advertising or marketing the property will cause it to sell if it's not priced right. 

There are several factors that influence a buyer's decision to purchase.  Let's look a a few: 

a.  Prce, terms and conditions

b.  Floor Plan

c.  Location

d.  Economic obsolense

e.  Too much work

f.   Sq. footage isn't everything...trust me...you can have a 4,000 sq. ft. house with an absolutely dreadful floor plan. 

To me, you can change anything about a house except the location and the floor plan..but you know what...there's a behind for every seat.   

I hate to put all sellers in the same category but I am going to and I am including myself. 

NOBODY WANTS TO LEAVE MONEY ON THE TABLE....So 

If an offer comes in the first day...the agent underpriced it.

If an offer doesn't come in at all, the agent overpriced it. 

Have you heard the saying that when a patient goes into the hospital and the patient dies, the family sues the doctor...when the patient lives...they say "THANK GOD".  Same deal...if the property gets an offer right away, it was priced right. 

There is no exact price for real estate, I do not tell you what your home is worth.  I tell you what properties are selling for in your neighborhood....together you and I determine an asking price and the market determines the value.
